I am an independent consultant and expert in property matters whose specialist role is to represent and advise you at any stage of the hunting, buying or selling of a home. With my wealth of specialist experience and the information and resources I have to hand, I can enable you to make better and more informed decisions that will give you the optimum results or return to ensure you do not waste your time or money. Hunting for and viewing a house can be more difficult than it sounds.

Property details online can be a good starting point to hunting for a house to view, but it is not the only solution; there is nothing like seeing the property (and its location) physically to understand if it might be right for you. That being said, hunting and viewing properties is time-consuming and when your time is precious you really want to hunt down the serious contenders rather than the non-runners.

Even when you are undertaking a property viewing, it is easy to get caught up in the day dream of, “Oh, we could put our sofa here, a lamp there, oh and this room would be great for dinner parties”.

Trying to rein it in a bit and keep an objective mindset is easier said than done, no home owner is going to offer the bad points of buying his/her property so its good to bring along an independent specialist expert who has been to thousands of homes in his time (that is me by the way!).

While the estate agent is sweet talking you, you will have a second pair of eyes looking for any obvious abnormalities that the property may have whilst also trying to imagine if the property will work for you. I will ask the questions that you may not.

It is also good to have someone who can be objective with you. For every pro you put forward I might come back with, Yes, but. Not that this is meant to put you off a home, but more importantly it is to make sure you make an informed and accurate decision on your new home that avoids leaving you with a decision you later come to regret, both financially and from a lifestyle point of view.

Even once you have found a property or house you want to buy, there is still a long part of the process to go and to those unfamiliar with moving this can often be a very stressful time. My role is to at any or every point of the process (it is up to you) make this as stress-free as possible for you by taking the strain on the various stages and simply reporting back to you as and when is needed.

  • Contact estate agents to register your requirements.

  • Identify suitable available properties or locations that match your initial requirements, and carry out anything from a drive by viewing to a full independent viewing ahead of you to ensure the property really is a contender for you.

  • After selecting which properties you would like to view, I will accompany you on the viewings and provide feedback after each one.

  • The chances are you will not buy the first house or property you view so I will continue to hunt for new or reduced properties that become available on a daily basis.

  • If your property search is very specific, targeting of individual properties can be organised.

  • Once you have found the property you wish to purchase, I can negotiate the sale on your behalf making sure you do not overpay for it and provide you with comparable recent sales within the location.

  • When the sale has been agreed you will need to provide the estate agent with your solicitor details; I can help with obtaining quotations from the cheapest, most local and best rated conveyancing companies.

  • Whilst the solicitors are doing their bit, I will liaise with the estate agents on how the rest of the chain is progressing and that we are on track for an exchange of contracts.

  • I can organise removal quotations for in preparation for moving day.

  • And much, much more!

Having recently been involved with the loss of my father-in-law and seeing the stress and pain it brought to the rest of his family I was there to help guide, organise the process from the initial security of the now empty property, to putting a plan together to remove the valuable, personal items and to begin the process of getting the property ready to be put on the market.
